List With Freedom is a flat fee MLS (FFMLS) company that for sale by owner (FSBO) sellers can use to get their home listed on their local MLS. It’s licensed in 47 states and Washington, DC.  It isn’t available in Alaska, Colorado, Hawaii, and Puerto Rico.

List With Freedom’s three flat-fee packages are competitively priced, ranging $149–$295. Each of the company’s plans will get your home on your local MLS and on top real estate websites like Zillow and Realtor.com. The company’s plans differ primarily based on the number of photos you can post with your listing, the length of the listing term, online showing services, and open house options.

List With Freedom could be a good option for an experienced FSBO seller willing to handle all the tasks a real estate agent typically manages.

Each List With Freedom service plan also includes unlimited free listing changes and the ability to cancel at any time.

List With Freedom’s Platinum plan has only one upgrade over the Gold plan. With the Platinum plan, you can use 25 photos in your listing vs. 6 with the Gold plan. However, we find both of those amounts to be limited.

The Platinum+ plan includes two nice-to-have features: Unlimited photos in your listing and unlimited open houses. Platinum+ also has a year-long listing term.

Next steps

If you’re set on FSBO, List With Freedom might be a service worth trying. You’ll receive decent value for a no-frills FFMLS service.

FSBO isn’t the only way to save money on a home sale, though. A full-service realtor can help you save on out-of-pocket expenses while giving you guidance and peace of mind. Discount real estate brokers can also help you save thousands. For example, Clever Real Estate can help you find a top full-service agent for only 1.5% in listing fees.

Methodology

We evaluated each flat fee MLS (FFMLS) and for sale by owner (FSBO) listing service based on three core criteria and created a weighted score:

Customer experience

Our evaluation:

  • Aggregated customer reviews from across the web and created a weighted average rating
  • Checked for complaints with the Better Business Bureau
  • Checked how easy the company app or portal was to use and how easy it was to upload and manage the listing.

Service quality

FFMLS companies should provide basic services, including:

  • Listing to your local MLS
  • Pushing listings to sites like Zillow and Trulia
  • Maximum number of allowable photos
  • Unlimited free listing changes
  • Keeping a listing active until you cancel or close on your home

We noted add-on services that actually help you sell and manage your sale, like professional photography or an online dashboard. We didn’t give credit for fluffy offerings, such as video tours that are just photo montages or listings on Craigslist.

Cost

We compared pricing tiers for services with baseline national averages and other brands.
