Optimizing your listing description and providing stellar photos are critically important when it comes to effectively attracting buyers to your property. Home Bay was asked to review this condo listing and offer ideas on how to improve it. Check out our tips below and get inspired!
Photo Makeover Ideas:
Staging your home can go a long way in making it feel more inviting to prospective buyers.
In the above photo – the style of the couch is fairly outdated. In order to optimize the space and make it look more fresh and modern, an updated couch (purchased from a discount furniture store or rented from a staging company) would bring new life into the space.
Accent pieces offer an easy, affordable way to makes a big statement. This condo is in Palm Desert – so to capture the essence of the location, we suggest incorporating room accent pieces that say desert paradise. For example, the tropical plants on the table and around the fireplace could be replaced with small succulents or succulent arrangements.
When you’re living in the space in the middle of the day, you may want to limit the amount of sunshine pouring in through the windows to keep the temperature under control (and we don’t blame you one bit!).
For the sake of making the space look inviting in your photos, it’s always a good idea to open up all the shutters to let the natural light come in. Light, bright and airy always beats dim, gray and closed up.
The table is inviting and allows buyers to envision their family sharing a meal together, but there are a couple small changes that will dramatically impact the feel of this dining space.
Once again, we suggest opening the shutters to brighten the room. Replacing the empty bowl on the table with a table runner and set of candles, succulent arrangement or colorful vase would also be a nice touch.
Right away, eyes will be drawn to the reflection on the microwave. To avoid this, turn off the overhead light and wipe down the glass with Windex or white vinegar to remove the streaks.
It’s always good practice to put away any counter-cluttering items that aren’t serving a decorative purpose. Here, we suggest tossing the paper towel holder under the kitchen sink.
Optimize the Space:
To make the room look bigger, remove the rug or replace it with a smaller, simpler rug — perhaps one with a pop of color to brighten up the room.
By changing the angle of the camera so that you see more of the room and less of the ceiling, the space will look bigger. Also – we suggest making a conscious effort to decide what space will be showcased in each photo. In this case, we see the kitchen and the dining nook – but it’s not a great shot of either. Frame images carefully to get the best possible photos.
Simple is Best:
The furniture and tables in this room look good – there’s no unnecessary clutter.
The bedspread, on the other hand, is a little busy. We suggest swapping it out for a comforter that’s a solid color or very simple pattern to help the room photograph better.
Oh – and open those shutters!
If you live in a condo complex that offers a beautiful pool, great clubhouse or fantastic gym, be sure to incorporate photos of each in your listing. This is especially important if you have a higher HOA fee, because people want to see what they’re paying for each month.
