Clever Real Estate Reviews

✍️ Editor's Take: Clever Real Estate provides a full-service, five-star experience to home buyers and sellers. Its partner agents come from leading brokers including Keller Williams, RE/MAX, Coldwell Banker, and more.

To date, Clever has helped customers save over $82 million through pre-negotiated listing fees and home buyer rebates.

Since 2017, Clever Real Estate has matched thousands of home buyers and sellers with top-rated local real estate agents.

Clever Real Estate reviews indicate Clever is trustworthy and highly reputable, with an A+ rating from the Better Business Bureau (BBB) and zero complaints. On Trustpilot, a leading independent review site, Clever has earned a 4.9 / 5 star average customer rating with 1,700+ reviews.

Clever's pre-negotiated listing fees are the lowest of any major real estate brokerage in the U.S. Home buyers in most states qualify for a cash rebate after closing — with no limitations on how you spend your money or any strings attached.

In 2021, Home Bay partnered with Clever Real Estate to bring simplify real estate for home buyers and sellers. Because Clever is a completely free service, with zero obligation, it's a way to shop around and make sure you're getting the best service at the best price. What Is Clever Real Estate?

Clever Real Estate is a free, no-obligation service that matches home buyers and sellers with the best local real estate agents from top-rated brokers including Keller Williams, RE/MAX, and more.

Along with providing expert advice and personalized agent matches, Clever negotiates on your behalf.

Home sellers pay low, pre-negotiated listing fees of just 1%, or a flat $3,000 for homes that sell for less than $350,000. You'll get the exact same experience, at a fraction of the cost. Sellers who list with Clever save an average of $9,000!

Home buyers work with top-rated local buyer’s agents and earn Clever Cash Back in all states that allow rebates. That puts up to 0.5% of your home’s purchase price back into your pocket after closing — adding up to $1,750 for a home that costs $350,000.

Overall, Clever Real Estate reviews are excellent. The company has an A+ rating and zero complaints with the Better Business Bureau, and leading independent review site Trustpilot ranks Clever 4.9 out of 5 stars based on 1,700+ ratings.

Clever Real Estate reviews consistently highlight two core themes:

  • Outstanding Customer Service: While some discount brokers cut corners, Clever's agents are pre-vetted and provide the full suite of services you'd expect from a traditional agent. Clever's in-house concierge team is fully licensed.
  • Major Savings: Clever customers are surprised by how easy it is to save thousands, simply by finding a qualified local agent through its free matching service.

As of July 2022, just 1% of Trustpilot reviewers say they had a bad experience. These reviews generally focus on the quality of specific agents, as well as confusion around Clever's promised savings.

Clever only offers savings on listing fees and home buyer rebates in eligible states, and some homeowners expressed dismay that they were still required to pay for buyer's agent commission and extras like professional photography.

"Excellent Service"
Steve R., ⭐⭐⭐⭐⭐

Clever was very responsive and walked me through every step of the process and checked in regarding the service I received. The agents that I was matched with were very professional and experienced in my community. I received excellent service from the agent I selected from my matches and the reduced commission structure did not alter the quality of service I received at all. I'm very happy with the benefits of using Clever and have no downsides to report.

"I’m a bargain hunter"
Israel K., ⭐⭐⭐⭐⭐

I’m a bargain hunter. I refused to accept a real estate industry without disruption — especially considering what a historic sellers market we are in. By using Clever to pick both my buyers agent and sellers agent, I qualified for their cash back program. I was thrilled with this option and it did the trick for me to decide on both realtors at one time.
Both realtors we very professional and strong in their abilities and both got us what we wanted- selected for our offer and over asking for our home.

I would select Clever again for the cash back program alone, but we got more than that!
Here’s To More disruption in the Real Estate status quo!

"Basically covers closing costs"
Ryan S., ⭐⭐⭐⭐⭐

Can't tell you how glad I am that we went this route. Now for everyone curious this is EXACTLY the same service if you went and got your own agent. Clever paired us with some local realtors. Each one came by for what I considered an interview. We picked Jason Reynolds who is with [RE/MAX] in our Denver area. He was amazing and in the end I put another 8-10k in my pocket so it basically covers closing costs on the next home. 5 Stars.

Is Clever Real Estate Legit?

Yes, Clever Real Estate is a legitimate, reputable real estate company. Clever is a licensed brokerage in the state of Missouri, and its in-house concierge team is fully licensed to practice real estate as well.

How Clever Real Estate Works

Clever makes it easy to find the best real estate agents in your area. There are just three steps:

  1. Submit basic information about your goals through Clever's website.
  2. Receive your free, personalized agent matches from Clever's licensed concierge team.
  3. Choose a top-rated agent.

Step 1: Submit Your Information

The first step is providing basic information about your location and goals.

Meet the Best Agents Near You

Submit your information to get started today!

Clever's licensed concierge team will use this information to identify the best agents for your specific home purchase or sale.

Step 2: Clever Finds the Best Agents Near You

Next, Clever searches its network of more than 14,000 pre-vetted, experienced agents to find the perfect match for you. You’ll get a list of agents who fit your needs, sent straight to your inbox.

Clever's agents come from the nation's best brokers, including Keller Williams, RE/MAX, and Coldwell Banker. You'll receive the same high-quality service you normally would — the only difference is that Clever will help you save time by connecting you directly with agents who are a strong fit for your specific goals.

In most areas, Clever can provide several matches up front, and additional matches until you find the perfect fit.

If you live in a remote or rural area, Clever's in-house sourcing team can find additional agents beyond their network.

Step 3: Choose Your Favorite Agent

At this point, you'll speak directly with each agent to see if they’re right for you. We recommend asking agents questions such as:

  • Have they sold homes like yours, or helped buyers find a similar property?
  • What is their communication style, and what kind of response time can you expect throughout the process?
  • How many clients do their work with at the same time?
  • How much experience do they have in your specific market?

If you don't click with any of your agent matches, you're encouraged to reach back out to Clever to request additional introductions.

Or, if you end up deciding to walk away, there are no hidden fees or obligations.

Selling a House with Clever Real Estate

When you sell your house with Clever, your agent will provide a full-service experience that’s identical to working with a traditional agent — but at a fraction of the cost.

Clever’s listing fees are only 1% or $3,000, depending on your home's sale price. While you’ll still have to offer a conventional buyer’s agent commission of 2-3%, your total commission will be around 3-4%.

That’s about half of what conventional sellers pay. In fact, the average homeowner who lists with Clever saves $9,000!

🤔 Why doesn't Clever offer savings on buyer's agent commission (BAC)?
In a typical home sale, the home seller covers the cost of all realtor commissions — including their agent and the buyer's agent.

We always recommend paying full BAC when selling a home. Think of BAC as an incentive for buyer's agents to show your home to their clients. After all, why would a buyer's agent try to help sell a home if they won't get paid for their work?

Although home sellers will still pay BAC, Clever offers significant savings through reduced listing fees. The average home seller saves $9,000!

Buying a House With Clever Real Estate

When you buy a home with Clever, your agent will provide help with showings and tours, assistance with offers, negotiations on your behalf, and guidance through closing.

Best of all, you’ll receive Clever Cash Back on any eligible home purchase. That's up to 0.5% of your home’s final sale price, in cash, after the sale closes. The money is yours to spend or save as you see fit, with no limitations. You can use it to cover moving costs, renovations, or simply enjoy as extra savings!

Clever Cash Back is currently available in 41 U.S. states that allow commission rebates. Unfortunately, home buyer rebates are not currently legal in eight states:

  • Alaska
  • Kansas
  • Louisiana
  • Mississippi
  • Missouri
  • Oklahoma
  • Oregon
  • Tennessee

Iowa only allows rebates in dual agent sales — so you'll have to use the same agent to sell your home and buy a new one in order to qualify.

Do Clever's Partner Agents Provide Full Service?

Yes, Clever's partner agents provide the same service you’d get from a traditional agent charging a full realtor commission.

Clever’s experienced agents sign an agreement pledging to provide full service to all clients.

Throughout your journey, Clever's concierge team will monitor the sale process, checking in periodically to ensure you're completely satisfied.

How Does Clever Real Estate Make Money?

When Clever connects an agent and a seller, and the agent closes the sale, that agent earns a commission. Clever takes a percentage of the agent's commission as payment for connecting the agent with the seller.

This is called a referral fee, and it’s the standard payment structure for all agent-matching services. Agents only pay Clever after they close a sale, and it’s only a small portion of their commission.

Most importantly, there’s no cost to the customer at all. Home buyers and sellers will receive the same traditional suite of services, while paying a fraction of the typical cost.

Why Do Agents Work With Clever For Lower Rates?

Because their income is based on commission, real estate agents are always looking for new clients.

Clever Real Estate provides agents with personal introductions to motivated, serious buyers and sellers who are clear on their goals and ready to act.

Because Clever's concierge team personally matches agents with home buyers and sellers, real estate agents don't have to worry about receiving fake contact information, spam, or other unverified contacts.

In exchange, the agents offer lower commission rates. Since the biggest challenge for any agent is finding new clients, they're willing to pay for this service and pass the savings on to you.

In a nutshell, agents who work with Clever can close more sales in less time — so even if they’re giving up a portion of their commission, they can easily make up that money in volume.

Redfin vs. Clever

As one of the largest discount brokerages in the U.S., Redfin has huge brand recognition and a presence in nearly every large market in the country, but it can’t exceed or even match Clever’s savings.

Redfin's listing fees are more expensive. Redfin offers 1.5% listing fees, and minimum fees in some markets, which is substantially higher than Clever’s 1% or $3,000 listing fees.

Sellers can get a 1% listing fee with Redfin — but only if they also buy through Redfin.

Redfin's home buyer rebates aren't available everywhere. Redfin also offers commission rebates, but only in select markets, while Clever Cash Back is available in all states where it's legal.

Redfin sometimes struggles with customer service. The biggest difference between the two is that Clever connects you with local, commissioned agents, while Redfin agents are salaried employees who don’t make any commission.

A Redfin agent will handle three times more customers than the average realtor. Working at that high volume, with those meager incentives, can understandably lead to subpar service and support.

🔎 Redfin Reviews: Learn the Pros and Cons (2022)

Ideal Agent vs. Clever

Ideal Agent has a very similar business model to Clever. They’re a free, nationwide agent-matching service that negotiates commission discounts on your behalf and connects you with agents in your area. But there are important differences.

Ideal Agent has a small agent network of just 2,000 agents. As a result, Ideal Agent typically only matches you with a single agent who may not be familiar with your zip code.

By contrast, Clever's agent network includes more than 14,000 agents nationwide. In the rare event that Clever is unable to provide several options (such as in a rural area), the company's in-house sourcing team will reach out to additional agents on your behalf.

Ideal Agent's listing fees are pricier. The best discount that Ideal Agent offers is a 2% listing fee, while Clever guarantees lower listing fees of just 1% or a flat $3,000.

Ideal Agent doesn't provide home buyer rebates. Ideal Agent can introduce you to buyer's agents, but there's no financial incentive. Clever Cash Back provides up to 0.5% of the purchase price after closing in most states, with no strings attached.

🔎 Ideal Agent Reviews: Learn the Cost and How It Works

UpNest vs. Clever

UpNest creates competition between agents to drive prices down and offer benefits to buyers and sellers, but these savings aren't guaranteed like they are with Clever. UpNest is a free nationwide agent-matching service, just like Clever, but that's where the similarities end.

UpNest's promised savings vary, and may not be available. According to UpNest, their average total commission rate is 5.2%, while most Clever sellers will pay 3.5-4% in total commission.

UpNest doesn't provide cash back. In states where home buyer rebates are legal, UpNest offers home buyers a $150 gift card. Some agents offer rebates to win business, but they aren’t required. Meanwhile, Clever offers up to 0.5% cash back on all eligible homes.

🔎 UpNest Reviews: Can Home Sellers REALLY Save $8,000 on Commission?

HomeLight vs. Clever

HomeLight offers similar services to Clever, but without the savings. HomeLight matches you with top-rated agents in your area for free, just like Clever. They also present you with a list of agents to work with, and HomeLight and Clever often partner with the very same local agents.

HomeLight isn't designed to provide savings. HomeLight doesn’t actually offer any built-in savings. With a HomeLight agent, you’ll pay the full listing commission, while with Clever, you’ll pay 1% or $3,000.
