Beycome is a licensed real estate broker that can list your for sale by owner (FSBO) property on the multiple listing service (MLS) for a flat fee.

Beycome’s flat fee service starts at $99 for its Basic package, which includes the maximum amount of professional photos for the MLS listing, access to legal forms, and other support for FSBO sellers. It’s available in 10 states:

Beycome’s Basic package offers great value for FSBO sellers who want to get their home listed on the MLS and are prepared to take responsibility for the rest of their sale.

If you’re not prepared to handle most of the details of a real estate transaction on your own, Beycome’s Enhanced package ($399) and Concierge service ($599, plus 1% of the sale price) offer more services and support.

Beycome’s Enhanced package, for instance, includes professional photography. Its Concierge service includes negotiation and paperwork support. But both options are far more expensive than the Basic package and are available in fewer states.

Beycome reviews on Google, Yelp, and elsewhere are generally positive and reveal several themes.

Reviewers on Google like Beycome’s customer support team, calling it responsive, courteous, and efficient. Reviewers highlight the team’s speedy response times and patience while resolving tech issues. Some of the more than 500 reviewers on Google complain about Beycome’s customer service, but the positive reviews far outweigh them.

Beycome reviewers also like the company’s value. They say Beycome saved them “a bunch” of money on commissions, often thousands of dollars. However, a few customers on Yelp complained Beycome refused to provide the refunds they’d been promised.

Photos are another strong point for many reviewers. They appreciate how fast Beycome processed their images. Some photos and 3D tours were turned around as quickly as one day. Other customers, however, complain about technical glitches that slowed them down. One user reported having a tricky time uploading images. Complaints on Yelp focus on delays with listings appearing on Zillow and the presentation of their pictures.

Some sellers who wrote Beycome reviews warn other potential customers about the intensive process of listing and selling a home FSBO, which requires a proactive approach and isn’t for the faint of heart.

With Beycome, your property will be listed on the local MLS. That’s important. Real estate agents use the MLS to share information about properties on the market. The MLS also shares its listings with Zillow and hundreds of other real estate sites, so you’ll get widespread visibility with buyers and buyers agents.

Beycome also allows the maximum number of pictures on the MLS, unlimited free listing changes, and an active listing until you close on your home.

Beycome offers nice-to-have services like professional photos, but you’ll have to buy the Enhanced Package ($399) or the Concierge service ($599, plus 1% of the sale price). The higher-tier packages also give you other tools, including materials for social media ads.

Beycome doesn’t offer many details about the marketing support in its higher-priced plans. You may have to follow up with its customer support to learn more about what the company’s experts will provide.

Beycome’s biggest service quality drawback is its limited availability. Beycome operates in just 6–10 states, depending on your service level, so it’s only an option for a fraction of FSBO sellers.

Beycome FSBO customers can choose from three packages.

The Basic package costs a flat fee of $99. The package includes the core essentials for selling your home, including a listing on the MLS. The listing will also appear on Zillow, Trulia, Homes.com, and many other real estate sites. Most of the best FSBO companies offer the same widespread exposure.

The Basic package is available in 10 states: Alabama, California, Connecticut, Florida, Georgia, Illinois, Minnesota, North Carolina, South Carolina, and Texas.

Beycome’s Basic package vs. competitors

Beycome’s Basic package offers a good value compared to its competitors.

Fizber’s MLS Boost package, which gets your home listed on the MLS, costs $270. Houzeo’s Silver, Gold, and Platinum plans run $349–$379, plus a percentage due at closing. Fizber and Houzeo both have free plans, but neither includes listing your property on the MLS.

FSBO.com’s FSBO Package comes closest to Beycome’s Basic package. It costs $99.95 and is available nationwide. However, the listing term is only six months vs. Beycome’s unlimited term. 

Beycome’s higher-end packages

Beycome’s Enhanced package costs $399. It includes the Basic package features, plus professional HDR pictures, a photography session, flyers/brochures, digital advertising tools, and more.

The Enhanced package is available in eight states: Alabama, Connecticut, Florida, Georgia, Illinois, North Carolina, South Carolina, and Texas.

Beycome’s Concierge service costs $599 upfront, plus 1% of the sale price. It includes everything in the Enhanced Package, plus the promise of the white-glove service you’d expect from an agent. You’ll get support with pricing, valuation, and closing. The concierge service also includes a comparative market analysis, marketing support, and some fees.

Beycome’s Concierge service is only available in Alabama, Florida, Georgia, Illinois, North Carolina, and South Carolina.

  • Keeping a listing active until you cancel or close on your home

We noted add-on services that actually help you sell and manage your sale, like professional photography or an online dashboard. We didn’t give credit for fluffy offerings, such as video tours that are just photo montages or listings on Craigslist.
