FSBO.com is a for sale by owner (FSBO) real estate marketplace available in every state but North Dakota.

Sellers can get their property listed on the MLS and FSBO.com for $399.95, which is a good value if you want to sell FSBO.

We don’t recommend FSBO.com’s $99.95 option. It’s affordable, but you’ll only get your property listed on FSBO.com, not the MLS. So buyers and their real estate agents won’t be able to find your home on Zillow, Realtor.com, and other popular sites.

FSBO.com’s higher-end MLS package is a good option if you’re looking to sell a home without the help of an agent. However, if you’re not willing and able to prepare contracts or hire someone to do it for you, you might want to keep looking for another option.

Reviewers appreciate FSBO.com’s easy-to-navigate platform. Many reviews highlight how easy it is to upload photos. Some say that FSBO.com’s process beats the competition.

FSBO.com reviewers have mixed feelings about the company’s customer service. Some report that they’ve been so satisfied with FSBO.com’s service that they’re repeat customers.

Other customers complain about a lack of support. One customer said they removed their listing from FSBO.com because they found it difficult to connect with someone to get help.  Another customer complained that the broker FSBO.com provided to get their listing on the MLS charged a hidden fee. FSBO.com responded and refunded the payment.

We found the FSBO.com website is simple to navigate. It has few bells or whistles. Sellers enter their zip code, then provide more information about themselves, their location, and their property. Mostly you’ll check boxes on the site to add information to your listing.

Once a property is listed on the local MLS, expect it to also appear on sites like Zillow and Realtor.com in 1–3 business days.

The company also frequently posts details about upcoming open houses on its Facebook page and responds to queries about them quickly.

Of the two packages FSBO.com offers — the FSBO package and the MLS package — only the MLS package meets our quality standards for basic services.

Most important, the MLS package gets your property listed on the MLS for six months. Listings are also syndicated to Zillow, Realtor.com, Trulia, and other real estate sites. Note: FSBO.com is a middle person in this process. It connects you to a brokerage, who will add your listing to the MLS.

The details of FSBO.com’s MLS package vary by state, but generally include the following: 

  • A six-month listing on FSBO.com
  • Up to 20 photos in the listing 
  • One video upload in the listing
  • Around-the-clock ability to edit your listing 
  • A free listing on Redfin

You’ll also have to state the commission you plan to pay to the buyer’s agent upfront before your property will be added to the MLS.

The six-month MLS listing term for the MLS package is okay, but not too competitive with other FSBO platforms. For instance, Beycome keeps a listing live until the property sells.

FSBO.com’s FSBO plan doesn’t meet our standard because it won’t get your listing on the MLS. It only lists your property on FSBO.com and on Redfin in eligible states.

FSBO.com offers a few nice-to-have services for each of its packages, but for an additional cost. For instance, in some states, sellers have the option to purchase yard signs and supplies from FSBO.com. With the MLS package, you may also be able to purchase extra photos and unlimited open-house postings.

These nice-to-have services can be expensive. For instance, with the MLS package in Texas, a yard sign costs $60. Upgrading to maximum photos on the MLS costs $50.

FSBO.com’s biggest drawback is it doesn’t help with contracts. While FSBO.com points users to an online library of legal documents, you’ll need some fundamental knowledge about real estate to navigate the paperwork during a sale.

How much does FSBO.com cost?

FSBO.com offers sellers two packages.

The FSBO package costs $99.95. We don’t recommend it. Your listing won’t appear on the MLS. It will only appear on FSBO.com and, in certain states, on Redfin.com. You’ll also pay extra for for sale signs and other supplies.

The MLS package costs $399.95. It’s a competitive price compared to other FSBO platforms.

The MLS package is available in every state except North Dakota and Washington, DC. With this package, your listing will appear on  the MLS. As part of your flat fee, FSBO.com will connect you with a listing agent who will list your property on the MLS. Your MLS listing will also appear on Realtor.com, Zillow, and other real estate sites.

You can include up to 20 photos with your listing in most states. FSBO.com doesn’t offer professional photo services, though. You’ll have to upload your own images yourself via FSBO.com or email your photos to the FSBO.com team so it can upload them.

FSBO.com’s MLS package vs. competitors

FSBO.com’s MLS package is generally competitive with the flat fee MLS market.

With FSBO.com’s MLS package, you’ll get a local MLS listing for six months and up to 20 pictures in most states. But remember, you’ll also need to lead price negotiations, oversee contracts, and manage other deal details.

FFMLS companies should provide basic services, including:

  • Listing to your local MLS
  • Pushing listings to sites like Zillow and Trulia
  • Maximum number of allowable photos
  • Unlimited free listing changes
  • Keeping a listing active until you cancel or close on your home

We noted add-on services that actually help you sell and manage your sale, like professional photography or an online dashboard. We didn’t give credit for fluffy offerings, such as video tours that are just photo montages or listings on Craigslist.
