Homie Real Estate Reviews: Everything Sellers Need to Know

Homie Real Estate is a real estate brokerage that operates in select markets across Arizona, Colorado, Idaho, Nevada, and Utah.

Homie charges a flat fee of $3,500 (varies by state) to post the seller’s property on the local multiple listing service (MLS) and provide licensed agent support. Its flat fee model helps sellers save thousands on agent commission, but sellers still must take responsibility for many of the services that make up a successful sale. Additionally, sellers can’t choose what agent they work with.

Homie could be a great option if you’re experienced in real estate and closing deals. However, if you’re a novice home seller, we recommend using an expert real estate agent at a discounted listing rate.

Home Real Estate reviews are a mixed bag.

Several customers are disappointed that they can’t choose the agent(s) they work with. While some customers have great experiences with their assigned agents, others complain about poor communication and inexperience. Homie may replace your agent mid-deal, which can cause confusion during closing.

Other customers appreciate Homie’s support with paperwork and price negotiations. Knowledgeable agents offer support during the technical parts of selling a home, such as paperwork and counteroffers. Keep in mind that the level of your support depends on the agent you’re assigned. Some customers report their agents having a limited understanding of changing market cycles, resulting in delays that cost them money.

Homie customers are pleased with their cost savings. In reviews, sellers say they’ve saved thousands of dollars by not having to pay full listing agent commission, but they’re still responsible for paying the recommended buyer’s agent commission (2-3%).

Customers have mixed feelings regarding Homie’s customer service.

  • On the positive side, sellers rave about the amount of attention they receive from their agents, who they can contact with a simple text message.
  • On the negative side, other customers wish that their agents were more proactive or that they would even answer their phones.

Some customers report issues with Homie’s mobile app, calling it buggy and glitchy with slow load times. According to reviews, home buyers tend to use the app more than home sellers to find potential properties.

Homie Real Estate service quality

Pros

  • Licensed agent representation for your sale during closing
  • Pro photography for your MLS listing
  • Easy access to Homie Title and third-party service providers (at an additional cost)

Cons

  • Sellers can’t choose their listing agent
  • Only available in select markets across Arizona, Colorado, Idaho, Nevada, and Utah
  • Open houses aren’t hosted by Homie

Homie Real Estate meets our standard service quality requirements for a basic flat fee real estate brokerage.

Homie offers the following services in its home-selling package:

  • A local MLS listing that’s published on the Homie App and major real estate websites like Zillow and Realtor.com
  • A licensed agent to support with paperwork and price negotiations
  • Professional photoshoot, 3-D tour, and lockbox installation for your listing
  • A for sale sign and social media promotion

Note: It is unclear how long your Homie listing will exist on the local MLS. Before committing to Homie, we recommend clarifying the duration of your listing.

Most importantly, Homie offers an MLS listing and licensed agent representation to manage the sale. Because of the agent representation, Homie costs more than flat fee MLS companies such as Homecoin and ISoldMyHouse.com. Agents handle price negotiations and paperwork and let the seller choose the offer that works best for them.

Homie provides several nice-to-have services in its home-selling package, including a professional photo shoot, a 3-D tour, and lockbox installation. These perks are what you might also expect from using a full-service agent of your choosing. Neither FSBO.com nor ISoldMyHouse.com offers pro photography.

Sellers also receive a for sale sign and social media promotion on Homie’s Facebook page. Open houses are optional and not hosted by Homie — the seller is responsible for setting up the open house.

Homie offers integrated services at an extra cost for sellers, including Homie Title. By using Homie Title, sellers get additional support with closing and save on title fees. Additionally, Homie provides a list of relevant third-party service providers, such as painters, movers, and lenders, to help prepare your home for selling.

The biggest drawback to Homie’s service offering is that sellers can’t choose their listing agent. Some discount real estate companies, such as Clever, allow you to choose a trusted listing agent. With Homie, you don’t have control over who you work with, and you may be paired with a low-quality agent.

How much does Homie Real Estate cost?

Pros

  • A flat fee of $3,500 lets sellers save thousands on agent commissions
  • Photos and marketing are included in the flat fee

Cons

  • Flat fee is significantly higher than other flat fee MLS companies
  • The less your house sells for, the less you’ll save

Homie Real Estate only offers sellers one pricing tier — a flat fee of $3,500. However, fine print on the FAQ page mentions that this rate varies from state to state.

If you choose Homie Real Estate, you’re likely to save thousands of dollars in commissions — if all goes well at closing. But if the agent you’re assigned fails to deliver, you could lose time and money by having to reassess.

In addition to the flat fee, we recommend paying the recommended 2-3% buyer’s commission to incentivize agents to show your property. With Homie, you can choose not to pay buyer’s commission, but you may not have much success selling your home.

Homie may be a good option for experienced real estate sellers, but if you’re looking for dedicated expert agent support with no added costs, we don’t recommend this company.

With a low-commission real estate brokerage, like Clever, you can still save thousands without comprising the quality of your service.

Methodology

We evaluated each discount brokerage based on three core criteria and created a weighted score:

Customer experience

Our evaluation:

  • Aggregated customer reviews from across the web and created a weighted average rating
  • Checked for complaints with the Better Business Bureau
  • Checked how easy the company app or portal was to use, and how easy it was to upload and manage the listing.

Service quality

Discount brokerages should provide basic services, including:

  • Experienced local agents
  • Multiple agents to choose from
  • Personalized, full-service support

We noted add-on services that actually help you sell and manage your sale, like professional photography or an online dashboard.

Cost

We compared pricing with baseline national averages and other brands.
